Stunning villa overlooking the Ionian Sea and charming Sivota Lefkada (Γ)

Built on the slope of Sivota Bay in Lefkada, Villa Gamma has been designed to offer an irresistible view of the turquoise waters of the Ionian Sea and the traditional village of Sivota.
The bright light enchants every visitor instantly. The great architectural design of the two villas, blends in with the environment and provides all the amenities of a modern house.
There are two villas, (Γ) Gamma and Alpha (A), are in short distance from each other and offer full privacy. They are identical with a surface of 200m2 each, and can accommodate up to 8 guests.
They are new villas, completed in 2021 and were rented in 2022 for the first time.
Each villa is divided in three levels, fully air-conditioned. With oak wooden floor and stairs. Equipped with modern and comfortable furniture and beds with relaxing sleeping mattresses and upper mattresses.
Ground floor has a fully equipped kitchen, a grand living-room and one master bedroom which include a double bed and a private bathroom.
On the first level, you can find a master bedroom with 2 single beds that can be converted into a king size bed and a private bathroom. A master bedroom, include a double bed and a private bathroom. Outside there is a grande balcony with a panoramic view of the Sivota bay and the Ionian sea under the wonderful sunlight or beautiful night starry sky.
On the lowest level, which is bathed in day light, there is a large space with another fully equipped kitchen, a big bedroom with 2 single beds that can be converted into a king size bed, a tv 55” and a playstation4, a private bathroom, a fitness center in separate area and also washer and dryer area.
Outside each villa, there is a private, 50m2, infinity, salty water, swimming pool which includes a jacuzzi. Deepest point at 2.4m, lowest depth at 1.1m and decking all around the pool area.
The parking area of the villas is very spacious and easily accessible.

RESERVATION FINANCIAL TERMS & CONDITIONS
Cancellation / refund & withdrawal policy

1. ADVANCE & BALANCE PAYMENT
1.1 You must pay a deposit of 30% of the total cost of renting the villa, to secure your reservation.
1.2 There will be no obligation until we receive this amount in full. The balance must be paid at least six (6) weeks / 42 days before your arrival date.
1.3 If your reservation is made within six (6) weeks / 41 days before your arrival date, you must pay the full amount of your reservation.
1.4 If the amount is not received by us within the agreed period, we are entitled to cancel your reservation and keep the deposit.

2. CANCELLATION & RETURN POLICIES
If you wish to cancel your reservation, then the following percentage (%) of the total cost of your reservation will be charged:
2.1 For cancellation up to 12 weeks (84 days) before the date of arrival, 10% of the total cost of your reservation will be charged.
2.2 For cancellation up to 12 weeks (83-42 days) before your date of arrival, 30% of the total cost of your reservation will be charged. (Deposit is non-refundable)
2.3 For cancellation within 6 weeks 41 days from the date of arrival, you will be charged the total amount (100%) of your reservation (deposit + remaining amount)
2.4 All cancellations must be sent to us in writing by the person who made the reservation or paid the deposit.
2.5 If the required booking cost has not been paid by the due date, we have the right to cancel your booking.

Our villas are available from 16:00pm on the day of arrival and must be available at 10:00am on the day of departure.

2.1 If you cancel your reservation up to 42 days (6weeks) before the check in date, you will be refunded the full amount you paid up to that point, for your reservation.

2.1 For cancellation within 6 weeks 41 days from the date of arrival, you will be charged the total amount (100%) of your reservation (deposit + remaining amount)

2.2 All cancellations must be sent to us in writing by the person who made the reservation or paid the deposit.
2.3 If the required booking cost has not been paid by the due date, we have the right to cancel your booking.

3. CANCELLATION / CHANGES BY US
In the rare case that we may need to make any changes to an already confirmed booking, we will make sure you are notified as soon as possible.
If for any reason we are not able to provide you with the property for which you have booked, we reserve the right to transfer you to a similar or better property.
However, if this is not possible or you do not wish to transfer, we will cancel the reservation and refund the full amount you paid for the property.
We will not be responsible for any other cancellation charges, which do not concern the price of your reservation, such as e.g. travel malfunctions or any other expenses incurred.
