Villa Koumaria is nestled just minutes from the port, accessible via a narrow hillside road. Surrounded by olive trees and overlooking the sea and mythical Ithaca, the villa boasts breathtaking views and an ideal location on the island. Whether seeking peace and quiet or proximity to villages that offer sports and nightlife options (sailing, windsurfing, quad biking), this villa caters to all interests, making it perfect for families, friends, and even teenagers looking for independence in a safe environment.

Accommodating up to 9 guests, Villa Koumaria offers a luxurious and contemporary retreat with 4 bedrooms, 3 bathrooms, and twice-weekly cleaning services.

Outside:

A spacious terrace adorned with flowers and white stone features a 6x4m infinity pool, an outdoor shower, and a barbecue area near a large wooden dining table shaded by a pergola. An olive tree provides shade for a secluded sitting area, perfect for evening aperitifs.

Ground Floor (Terrace Level):

Designed for an open feel, large windows offer views of the sea and garden. The villa has all amenities necessary, to offer comfort, including TV, DVD player, and WiFi internet connection. The open-plan kitchen with a bar and stools is fully equipped, perfect for coocking and entertaining. Two bedrooms, each with a 180 x 200 bed and its own bathroom (one with a bathtub, the other with a shower), plus an additional WC near the kitchen.

First Floor:

A spacious open room with three 90 x 200 beds, ideal for children.

Floor -1:

A laundry room equipped with a washing machine and ironing board.

Outside Garden:

A secluded sitting area near the house surrounded by bougainvillea, lavender, laurel, and roses offers a tranquil space for relaxation and napping away from the pool and terrace noise.

Access:

Villa Koumaria is around 2.5 km from the port of Sivota, with its taverns and small shops — just a 10-minute drive or around 30 minutes on foot.
Please note that the last part of the road leading to the villa (about 100 meters) is unpaved and somewhat rough in places. While fully accessible by regular car, it does require slow and careful driving.

Additional Note:

The villa owner has taken proactive measures for pest control in compliance with environmental laws, but being surrounded by natural beauty, occasional encounters with insects or small animals (such as stray cats, mice, reptiles, flies, mosquitoes, ants, etc.) may occur.

A minimum stay charge applies depending on the season. Prices also vary according to the exact number of guests. Kindly ensure that you select the correct number of people when making your booking.
If the size or configuration of your group changes before arrival and differs from your original booking, additional charges may apply.

CANCELLATIONS.
Any cancellation must be sent in written and the cancellation fee is as follows:
• Cancellation more than 270 days before the arrival date, we keep 10% of the total price of the stay.
• Cancellation between 270 days and 30 days before the arrival date, we keep 30% of the total price of the stay.
• Less than 30 days, we keep 100% of the price of the stay.
